Maintenance Inspections and 11-month Warranty Inspections
A maintenance inspection is done for the current owner of the home or property. Typically, maintenance inspections are requested by homeowners who have lived in or owned a property for three years or more. These homeowners are looking for an update on the condition of their property to see if any issues have arisen that need to be addressed before they become larger issues. What is a home inspection?
A home inspection is a visual, non-invasive examination of the systems and structure of a building. If you are thinking of selling your home, or buying another one, you should have it thoroughly inspected before the final sale or purchase.
In New York State, home inspectors are required to be LICENSED, not certified. Licensed New York State Home Inspectors are required to inspect a home in accordance with the rules and procedures outlined in the New York state Standards and Practices for Home Inspectors.

How long does a home inspection take?
The length of a home inspection largely depends on the home, and the complexity of the systems within that home. Typically, a home inspection takes at least 2-4 hours, with an equal or greater amount of time required to document the inspection fully. Widrick Home Inspection completes all home inspection reports electronically using the latest software within 24-hours.
Can I come along for the home inspection?
During the home inspection, I will need to dedicate 100% of my focus to examining the home you hired me to examine. I will be glad to walk you through the home either immediately after the inspection has concluded, or after the final report has been delivered. It is my goal to not only find any potential problems with the home you are thinking of purchasing, but also educate you about the building (and its systems) as well.
How long will it take me to get my final inspection report?
Your final home inspection report will be emailed to you within 24-hours of the date of the inspection. While a home inspection takes approximately 2-4 hours, the writing of a properly organized and notated report takes nearly as long. As a result, the final home inspection report will be emailed to you within a day of the inspection. We can review the final inspection report together and I will be happy to answer any questions you may have.
Why do I need to sign a contract?
New York State Regulations require that a contract exist between the buyer or seller and the home inspector prior to the home inspection beginning.
Can a home fail a home inspection?
A home inspection is not a pass or fail situation. Every home, even newly constructed ones, have issues. The purpose of a home inspection is to identify those issues, large and small, and make you, the buyer or seller, aware of them.
